TENANT FAILS TO PAY RENT
If you have a tenant that fails to pay rent we will immediately file suit in order to evict the unwanted tenant, request the sheriff to assist in removing the tenant, and obtain a judgment for past due rent and possibly court fees, attorney fees (in Missouri), and other fees.
TENANT VIOLATES THE LEASE AGREEMENT
For many landlord/clients it is difficult to determine the appropriate actions to take when a tenant violates the terms of the Lease Agreement. In many instances, the lease will control, but there are differences between the laws of Missouri and Kansas. CRIMINAL/DRUG ACTIVITY
If you are landlord and you suspect that your tenant has committed a crime or conducts drug activity on your leased property, you must act immediately. If you have been notified by local law enforcement of criminal and/or drug activity, you must act promptly. The laws in both Missouri and Kansas provide for a specific legal process to remove a tenant if there has been criminal/drug activity on your property.
FAIR HOUSING COMPLAINTS
Some of our landlord/clients have received fair housing complaints from current and former tenants alleging violations of the Fair Housing Act. Most landlord/clients are unaware of their rights and/or obligations when they receive a complaint from a Federal, State, or local agency.
